Why landslide risk is invisible in the paperwork
No sale deed, no encumbrance certificate, no title search will ever tell you whether the slope above or below your plot is prone to failure. Landslide risk is a property of the land's geology, slope, soil, and drainage — none of which appears in any legal document. It is the definition of a hidden risk.
Where landslide risk concentrates in India
- The Himalayan states — Uttarakhand, Himachal, Sikkim, the Northeast.
- The Western Ghats — parts of Kerala, Karnataka, Maharashtra (Wayanad, the Konkan).
- The Nilgiris and other steep hill zones in the south.
The data sources that reveal it
- GSI landslide susceptibility maps: the Geological Survey of India grades terrain from low to very high susceptibility.
- Slope and elevation models: steeper slopes and certain soil types carry higher risk.
- Historical event records: areas that have failed before tend to fail again.
- Drainage analysis: blocked or altered natural drainage is a major trigger.
How to check a specific plot
- Get the exact coordinates of the plot — not just the village name; risk varies sharply over short distances.
- Check the GSI susceptibility class for that location.
- Assess the slope — is the plot on a steep cut, a fill, or stable ground?
- Look upslope and downslope — risk often comes from above or below the plot itself.
- Ask long-time residents which monsoons brought damage nearby.
A point most buyers miss
Two plots 200 metres apart can have completely different landslide risk. Neighbourhood-level reassurance ("this area is fine") is not the same as checking the specific plot. Always assess the exact location.
