The origin
In 2024, a member of our founding team's family was three days away from signing on a villa in Edappally, Kochi. The broker was a cousin's friend. The lawyer had cleared the paperwork. The price felt right. Everything looked good on paper.
A chance conversation with a neighbour two weeks before signing revealed that the property had been involved in an undisclosed inheritance dispute filed by a distant relative. The case had been quietly running in the Ernakulam district court for four years. None of it was visible in the documents the seller produced.
That moment changed how we thought about property in India. Not the transaction itself — Indians have been buying property for thousands of years. But the gap between what was knowable and what was actually known by the buyer. In 2024, that gap was vast and entirely unnecessary.
Why this hasn't been solved
India has 28 state land record systems, 22 official languages, dozens of document types, and inherited revenue terminology that traces back to colonial administration. A bigha in Uttar Pradesh is a different physical area than a bigha in Bihar. A cent is Kerala and Tamil Nadu. A gunta is Karnataka. Survey numbers follow different formats in every state. Each state has its own portal, its own captcha, its own digital maturity.
Every global proptech company has looked at this problem and walked away. The work of integrating with even five Indian state portals is brutally unglamorous — it requires deep regional expertise, patient engineering, and a willingness to do unsexy work for years.
This fragmentation is exactly why an Indian-built, Indian-focused platform is the right answer. And exactly why no global company will ever do it.
Our approach
We're not trying to be the cheapest. We're not trying to be the fastest. We're trying to be the most trustworthy second opinion you can get before you spend ₹50 lakh, ₹2 crore, or ₹10 crore on a piece of land.
We do four things differently than other Indian property platforms:
- We analyse the land, not just the documents. Flood maps, landslide zones, seismic risk, soil quality, road access. Every other platform stops at paperwork.
- We cite every claim. Every fact in our report has a footnote with source and timestamp. You can audit our work the way you would a research paper.
- We back our work with money. If we say a property is clean and you later discover a material risk we should have caught, full refund plus legal costs up to ₹50,000.
- We start narrow on purpose. Kerala first. Then Uttarakhand. Then Himachal. We earn the right to expand by being undeniably best in one place first.
Where we are today
We're in private beta in Kerala. We've built the document extraction pipeline, the legal rules engine for Kerala-specific records (pattayam, EC, mutation), the multi-hazard land intelligence layer using ISRO Bhuvan and GSI data, and the comparable-sales pricing module.
We're working with a Kochi-based property law firm as our advisory partner. Our first customers are NRIs from the Gulf and US who can't fly in to inspect properties physically. Their feedback shapes what we build next.
Where we're going
The vision: every property transaction in India eventually involves a propxpraman report. Not as a regulatory requirement — as the default trust signal. The way CIBIL became the default before a loan.
