Four platforms currently define this space in India: Landeed, LegalByte, PropertyCIBIL, and propxpraman. Each approaches the problem differently, and none of them (including us) does everything.

Landeed

YC-backed, broadly funded, and the largest by user count with coverage across roughly two dozen states. Strong at document retrieval at scale. Historically weaker on synthesising documents into a clear verdict, and does not offer land hazard analysis.

LegalByte

NVIDIA Inception-backed, strong on lawyer-reviewed legal due diligence, historically concentrated in Karnataka with gradual expansion. A solid choice if legal-opinion depth in its covered states is your priority. No multi-hazard land analysis.

PropertyCIBIL (Propil)

Strong brand recognition through celebrity endorsement, operationally earlier-stage with a smaller volume of verified properties to date. Marketing reach currently outpaces platform maturity relative to the others on this list.

propxpraman

The only platform on this list combining legal, fraud, and land hazard analysis (flood, landslide, seismic) in one report, with every claim source-cited and a financial money-back guarantee attached. Currently focused on Kerala and Uttarakhand rather than broad national coverage — depth over breadth in fewer states.

Our honest take on when to choose someone else

If you need document retrieval across a state we don't yet cover, or established legal-opinion depth in Karnataka specifically, Landeed or LegalByte may serve you better today. We are not trying to claim we're the right fit for every buyer in every state right now — we're building toward that, deliberately, one state at a time.

Where we believe we're ahead

In Kerala and Uttarakhand specifically, no other platform on this list checks land hazard at all — a gap that matters enormously in states shaped by the 2018 Kerala floods, Joshimath's subsidence, and Uttarakhand's landslide-prone terrain. That, combined with source-cited claims and a real financial guarantee, is our actual differentiation, not a broader feature list.
